Choose the System Around the ADU, Not a Generic BTU Chart

A ductless heat pump can provide an ADU with its own cooling and heating without extending the primary home's ductwork. Capacity, room layout, equipment locations, electrical capacity, refrigerant routing and condensate drainage all affect the final system.

A compact studio may work well with one indoor head. A one-bedroom ADU with closed doors, large west-facing windows or separated living areas may need a different configuration.

Why a Ductless Heat Pump Often Fits an ADU

ADUs are often small enough that a full central duct system is unnecessary or difficult to fit. A mini-split moves refrigerant between the outdoor unit and one or more indoor units, so it needs far less distribution space than conventional supply and return ductwork.

Size the Mini-Split From the Actual Heating and Cooling Load

Capacity selection should account for the finished insulation levels, window area and orientation, ceiling height, air leakage, exterior exposure and room use. A newly built ADU can also have a much lower load than an older garage conversion of similar size.

One Indoor Head Is Not Automatically Enough

California's 2025 Single-Family Compliance Manual states that a system serving an ADU must have its own thermostat and that the heating system must be capable of maintaining 68°F at the prescribed measurement location in habitable rooms. Indoor Unit Placement Affects Airflow and Comfort

Indoor-unit placement should start with airflow, occupant comfort and service access. The unit needs an unobstructed discharge path, manufacturer-required clearances and enough space for filter cleaning and future maintenance.

Air distribution

Give the discharge a clear path

Tall cabinets, partitions and short hallways can restrict air movement. The head should discharge toward the occupied area instead of directly into an obstruction.

Occupant comfort

Consider beds, sofas and work areas

Continuous discharge directly onto a bed, sofa or desk can be uncomfortable even when the room reaches the thermostat setpoint.

Service access

Keep filters and covers accessible

Built-in cabinets and finish work should not block routine filter cleaning or access to components that may need inspection or service.

Outdoor Unit Placement: Airflow, Sound and Access

Mini-split condensers are compact, but they still need adequate airflow and service space. Side yards and narrow equipment areas should be checked against the exact manufacturer's clearance requirements.

Refrigerant Line-Set Routing

Refrigerant piping connects the indoor and outdoor equipment. Depending on the system, control or power wiring and the condensate drain may follow part of the same route.

Pipe dimensions, maximum line length, allowable vertical separation and any additional refrigerant charge are specific to the selected equipment. These details need to match the final system rather than a generic mini-split specification.

Give Condensate Water a Reliable Exit

In cooling mode, moisture condenses on the indoor coil and enters the drain pan. Where the building layout allows it, a continuously falling gravity drain is usually simpler than relying on a pump.

Electrical Requirements Come From the Selected Equipment

Mini-split circuit requirements should not be estimated from nominal capacity alone. The electrician needs the actual equipment data, including minimum circuit ampacity, maximum overcurrent protection and the manufacturer's wiring instructions.

The ADU's overall electrical load also matters. Electric cooking, water heating, laundry equipment and other significant loads may be competing for available service or panel capacity.

California ADU Requirements That Affect HVAC Decisions

For permit applications submitted on or after January 1, 2026, California projects are subject to the 2025 Building Energy Efficiency Standards. Mini-split and multi-split systems can be used in ADUs, but the applicable requirements depend on the type and scope of the project.

A new detached ADU is new construction.

The California Energy Commission treats a newly built detached ADU as a newly constructed single-family building for Energy Code purposes.

A garage conversion can be an addition.

Converting previously unconditioned space into conditioned living space generally falls under the addition requirements of the Energy Code.

Existing conditioned space can be an alteration.

Repurposing existing conditioned floor area as an ADU is generally treated as an alteration when the work does not increase conditioned floor area and volume.

Some projects require ECC verification.

The ADU Needs Its Own Comfort Control

California's Single-Family Compliance Manual states that an HVAC system serving an ADU must have its own thermostat. This also gives the ADU occupant independent control instead of tying comfort to the operating schedule of the primary residence.

Attached ADUs raise another issue. California guidance notes that the Mechanical Code does not allow return air from one dwelling unit to be discharged into another dwelling unit through a shared heating or cooling system. The air-distribution design needs to preserve separation between the two dwellings.

A Mini-Split Does Not Replace Required Dwelling Ventilation

A conventional ductless mini-split primarily recirculates indoor air while heating or cooling it. It does not serve as the ADU's required outdoor-air ventilation system.

The California Energy Commission states that newly constructed dwelling units, including newly constructed detached ADUs, must meet mandatory indoor-air ventilation requirements regardless of ADU size.

Whole-dwelling ventilation, bathroom exhaust and kitchen ventilation are therefore separate parts of the mechanical design.

New Construction and Conversions Need Different Coordination

The same type of mini-split may be used in several kinds of ADU projects, but the surrounding construction and compliance work can be very different.

Use the finished envelope, glazing and room layout to determine the required heating and cooling capacity.

Choose equipment locations

Set the indoor head and condenser positions with airflow, clearance, sound and service access in mind.

Lay out utilities

Coordinate electrical power, refrigerant piping, condensate drainage and building penetrations with the construction layout.

Match the actual equipment

Verify pipe sizes, allowable line length, circuit requirements and installation instructions for the selected model.

Startup and Installation Checks

Correct installation and startup are just as important as equipment selection. The completed system should be checked according to the selected manufacturer's procedures and the requirements that apply to the project.

Refrigerant piping

Connections should be completed using the required installation procedure, followed by appropriate leak testing and evacuation before operation.

Refrigerant charge

Any field-added refrigerant should follow the manufacturer's instructions and the actual line-set length for that equipment.

Condensate drainage

The drain path should be checked so condensate leaves the indoor unit correctly without backing up or leaking.

Heating, cooling and controls

Both operating modes, thermostat or controller response and applicable equipment settings should be verified before handover.

ADU Mini-Split FAQ

Can an ADU use a mini-split under the California Energy Code?

Yes. The California Energy Commission recognizes mini-split and multi-split systems for ADUs. The installation still has to meet the requirements that apply to the specific project and compliance method.

Can the primary home's HVAC system serve an attached ADU?

The system design has to preserve separation between the two dwelling units. An attached ADU should not rely on a return-air path that transfers air between the ADU and the primary residence.

Is a condensate pump required for a wall-mounted mini-split?

Not necessarily. If the indoor unit can drain continuously by gravity to an acceptable discharge location, a pump may not be needed. A pump is mainly useful when the required drain route cannot maintain gravity flow.

When should the mini-split be selected for a new ADU?

Ideally while the mechanical and electrical rough-in is still being coordinated. Knowing the exact equipment makes it easier to confirm circuit requirements, pipe sizes, refrigerant-line limits, condensate routing and clearances.

When to Review the HVAC Layout

An HVAC layout review is especially useful when the ADU has more than one enclosed room, limited exterior-wall space, a long distance between indoor and outdoor equipment, a tight side yard or uncertainty about available electrical capacity.
